Finding a home takes time, daytime availability and solid local knowledge. Three things most buyers simply do not have. That is why handing your search to a professional is no luxury: it is often what separates missing a property from signing for the right one.

Every week at Alpaca Immobilier we meet buyers who have been searching for six months or more with nothing to show for it. These are not disorganised people. They are professionals, families, expats moving back to France, investors. What they share is a full calendar and a market north of Montpellier that will not wait for them.

Searching for a home is harder work than it looks

A serious property search is a part-time job in disguise. You have to comb through SeLoger, Leboncoin and PAP several times a day, because a good listing posted in the morning already has its viewings booked by evening. You have to reply within the hour, free yourself up midweek, and tell the difference between a flattering listing and the reality once you are on site.

In sought-after towns such as Saint-Gély-du-Fesc, Prades-le-Lez or Montferrier-sur-Lez, the best properties are gone within 48 to 72 hours. A buyer who works, who lives far away or who cannot leave the office almost always arrives once the battle is over. And what they see online is only part of the market: a good half of quality transactions happen off-market, between professionals, before any listing appears.

The result is that many buyers end up lowering their criteria, not by choice but out of fatigue. That is exactly what professional support prevents.

In France, the traditional estate agent is mandated by the seller. Their job is to sell at the best price for their client, who is not you. A property hunter flips that logic: they act as the buyer's exclusive agent. The traps of searching on your own

The mistakes we see most often always come down to the same causes. Poorly framing the project at the start, for instance: setting off without separating must-haves from preferences wastes weeks on irrelevant viewings. Underestimating the real budget is another. On top of the purchase price come notary fees (around 8% on older properties in the Hérault), sometimes renovation work, sometimes bringing things up to code. A 380,000€ favourite can quickly demand an extra 30,000 to 40,000€.

The costliest trap is slowness. A reply delayed by a few hours is enough to let a sought-after property slip past you. When you cannot be available at any moment, delegating that responsiveness to someone already on the ground is not a comfort, it is a condition for staying in the race.

A last, quieter point: viewing alone also means going without a professional eye on the real condition of the property, on whether the price holds up against the neighbourhood, on the warning signs that should give you pause. A trained eye spots in ten minutes what a buyer sometimes discovers only after signing.

What if French is not your language?

North Montpellier draws an international clientele: English families settled between Prades-le-Lez and Assas, Spanish retirees chasing the sun, Brazilian professionals posted to the metropolis. For them the difficulty is not only the lack of time, it is also conducting a negotiation and reading a sale agreement in a language that is not their own.
