Every document we issue carries a verification code and a QR code. Enter the code to see what the document should state, then compare your file with the original.

Documents covered
The verification code appears on documents issued by Alpaca Immobilier since September 2026, including:
- Rent receipts and rent due notices
- Tenancy and rent certificates
- Tenant account statements
- Security deposit requests, certificates and refunds
- Rent review notices and service charge adjustments
- Management statements and annual summaries for landlords
- Guarantee deeds and notices to guarantors
- Reminders and letters relating to the tenancy
Frequently asked questions
The document does not match the record: what should I do?
If the type, date, amount or name differ from the record, or if the file comparison reports a difference, treat the document as non-compliant. Do not use it, and write to contact@alpaca.immo with the file attached: we will reply promptly.
What does a revoked code mean?
We have cancelled the document, for example after an error or a change of circumstances. It must no longer be used. If you need an up-to-date document, ask the person who sent it to you or contact us.
My document is superseded or expired: is it fake?
No. A superseded document was genuine, but a more recent version exists. An expired document has passed its validity period, like a dated certificate. Ask for the current version before relying on it.
My document is old and has no code: how can I check it?
Documents issued before the code was introduced cannot be verified online. Write to contact@alpaca.immo with the document attached and we will confirm whether it comes from our agency.
Is my file sent to Alpaca Immobilier during the comparison?
No. Your browser computes a digital fingerprint of the file (SHA-256) and only sends us that fingerprint, which cannot be used to rebuild the document. The PDF never leaves your device.
