The historic center and surroundings
The heart of Le Crès is organized around the central square and adjacent streets, where traditional housing sits alongside small apartment buildings dating from the 1960s-1980s. You'll find mostly 2 to 3-room apartments and some old houses divided into several dwellings. It's the most walkable sector, with the Sunday market, local shops and the media library. Prices are generally higher here thanks to this proximity to services.
Residential subdivisions to the south and east
The rest of the urban fabric consists of residential subdivisions with individual houses, built from the 1980s-2000s onwards. These sectors mainly host families and cover the majority of inhabited area. Housing is more spacious, with gardens and private parking. Residential neighborhoods to the south offer a quieter atmosphere, although less well served by transport than those near the Le Crès tram station.
The extension around the tram station
For about fifteen years, new real estate programs have concentrated near the tram station and the future station district. You'll see small apartment buildings, modern residences and a few small buildings of 3 to 4 stories. This area mainly attracts working professionals and couples without children, thanks to the direct connection to Montpellier. Prices remain slightly lower than the center, but demand remains strong.
Peripheral sectors north and west
On the edge of the municipality, towards Castelnau-le-Lez and Jacou, are more recent and less dense areas. You'll find more spacious residential complexes and some small residential hamlets, with a more marked presence of nature and green spaces. It's the quietest sector, although access to services sometimes requires a car. Currently, 56 properties are for sale in our portfolio in Le Crès, with an average time of 45 days to find a buyer.
