Every year, the same story: in late August, viewings pile up, studios go within days and the applicants who promise to "send the file tonight" lose out to those who already sent it. In Montpellier, where student demand far outstrips supply, renting is won on the application as much as on the viewing. The good news: everything that makes the difference can be prepared now, in a few hours, for free. Here is the checklist we recommend to students and their parents ahead of the 2026 academic year.
The essentials in 30 seconds
- Build your application on DossierFacile, the free French government service: documents checked by state agents within 24 hours and protected by a watermark against data theft.
- Gather your proof of enrolment: a school certificate or admission letter, the document that unlocks the student lease.
- Apply for the Visale guarantee even if you have a guarantor: it is free, and many landlords prefer it to a family guarantee.
- Know the rules before signing: 9-month student lease, capped security deposit, rent control in Montpellier and a ban on renting homes rated G for energy performance.
Step 1: build your application on DossierFacile
First thing to do, even before browsing listings: create your file on DossierFacile, the French Housing Ministry's service. It is free, and it changes the game on two fronts.

First, the formalities. You upload your documents (ID, proof of enrolment, income, guarantor) and state agents check them within 24 hours on average: legibility, consistency, missing items. You end up with a certified, complete, well-presented file you can share via a secure link or as a certified PDF. For a landlord or an agency receiving thirty applications, a DossierFacile file reads in two minutes and inspires trust: we see it at every letting campaign.
Then, the protection of your personal data, the advantage too many applicants overlook. A rental application travels by email, sits on desks, sometimes ends up in the wrong hands. ID cards and tax notices in plain form are the raw material of identity theft and fake applications. DossierFacile stamps a watermark on each of your documents, along the lines of "document intended exclusively for residential rental", which makes fraudulent reuse much harder. The service even offers a dedicated tool, FiligraneFacile, to stamp any document before sending it.
Sending your documents loose by email, without a watermark, is still possible. It is just a bad idea.
Step 2: gather your proof of enrolment
For student housing, your status is a document in its own right. It is what opens the door to the 9-month student lease, and it is often the first thing a landlord checks. Depending on your situation when you apply:
- School certificate or proof of enrolment for the 2026-2027 academic year: the key document. Download it as soon as your administrative registration is complete.
- Admission letter (Parcoursup, Mon Master, your school) if you are not yet enrolled: it is enough while you wait for the final certificate.
- Student card, as a complement once the year has started.
Add the classic documents: ID, proof of income (grant, apprenticeship, parental support), tax notice and, for your guarantor, their proof of identity, income and address. And watch out in the other direction: a landlord cannot demand just anything. Bank statements, medical records, photos: the list of documents a landlord may require is set by decree, and we have detailed the documents a landlord cannot ask you for.
Step 3: apply for Visale, even if you have a guarantor
The Visale guarantee from Action Logement is a free public rent guarantee: in case of unpaid rent, it covers the landlord for up to 36 months of rent and charges. It is open to all students under 31, with no income conditions, and the application takes a few minutes online. You receive a certified visa, valid for 6 months, to attach to your file. Our advice as an agency: apply even if your parents can act as guarantors. Many landlords prefer Visale to a family guarantee, and they have their reasons: the guarantee is backed by a public body, does not depend on one individual's financial situation and pays out through a well-oiled process. A guarantor can lose their job or dispute a claim; Visale pays.
The landlord will pick one or the other: French law forbids combining Visale with a personal guarantor to cover the same risk. Presenting both options in your file lets the landlord choose whichever reassures them most, and that is something most competing applicants cannot offer. The security deposit remains due in all cases: it does not cover the same risk.
Step 4: know the rules before you sign
A solid application deserves a proper lease. Three points of reference before committing.
The student lease is a 9-month furnished lease, non-renewable, reserved for students: it ends on its own at the end of the academic year, with no notice to give. The security deposit is capped at two months' rent excluding charges for furnished rentals. There is also the mobility lease, from 1 to 10 months, with no security deposit, suited to internships and short stays. Next, rent control. Montpellier has applied rent control since July 2022, a scheme extended until November 2026: each area has its reference rent and its capped ceiling, which must appear in the listing and in the lease. On the student market, overpricing remains widespread; a local study found that the vast majority of small-apartment listings exceeded the caps. Check the reference rent for your area on the metropole's simulator: any rent supplement must be justified, and an over-the-cap rent can be challenged.
Finally, the energy rating and the mandatory surveys. Since 1 January 2025, a home rated G for energy performance can no longer be put up for rent: thousands of small apartments have left the market, in Montpellier as elsewhere. The listing must display the energy class; look at it closely, it is your future heating bill. The winning timeline
Mid-July to early August: DossierFacile file built and validated, Visale visa in hand, alerts set on the portals and on our homes for rent page. Mid-August: the back-to-school listings come out, you apply the same day with a clean link. Late August: you visit with an already-validated file, while others are still hunting for a scan of their tax notice. On a market where a decent studio goes in 48 hours, that head start is worth a home.
