Buy property in Montpellier and the surrounding area

Montpellier gains new residents every year, and the search for a home does not stop at the city limits. Many buyers start with an apartment near the tramway, then look at the towns of the Metropole or the villages at the foot of the Pic Saint-Loup to gain a garden or an extra bedroom. We sell properties across this whole area, from the Écusson to the garrigue villages and down to the coast.

Where to buy around Montpellier?

The same budget does not buy the same home from one area to the next. This is how we describe the main areas to buyers at a first meeting.

Montpellier: apartments and neighbourhood life

In the city, most homes for sale are apartments. The Écusson and Beaux-Arts appeal for period buildings and life on foot, Antigone and Port Marianne for more recent residences, often with a better energy rating. Residents of the Metropole travel free on buses and trams, which matters to a household thinking of giving up a second car.

The north: garrigue, villages and family houses

Saint-Clément-de-Rivière, Montferrier-sur-Lez, Saint-Gély-du-Fesc, Prades-le-Lez and Assas offer houses with gardens about fifteen minutes from the northern districts of the city. This is where our agency started: we know the estates, the schools and the streets families ask about first. Further out, towards Saint-Mathieu-de-Tréviers and Les Matelles, the villages keep a quieter pace at the foot of the Pic Saint-Loup.

The east and the coast: from Castelnau-le-Lez to Pérols

Castelnau-le-Lez and Le Crès extend the city, with the tramway and shops close by. Further east, Jacou, Teyran, Vendargues and Baillargues combine detached houses and recent developments. To the south, Lattes, Pérols and Palavas-les-Flots attract buyers who want the sea a few minutes away. Flood risk there calls for a careful reading of the risk report, which we go through with you before any offer.

The west: from Juvignac to Fabrègues

Juvignac, Saint-Jean-de-Védas, Lavérune, Pignan and Fabrègues offer houses with outdoor space and quick access to both the motorway and central Montpellier. Buyers who work towards Sète or Béziers often start their search here.

Buying with Alpaca Immobilier, step by step

  1. View with the right information

Before each viewing, we send you the energy report, any co-ownership charges and the points to check on site. You arrive knowing what you have come to see.

  2. Make an offer

Offers are made in writing. We present yours to the seller together with your financing plan, which often counts as much as the price offered.

  3. Sign the preliminary contract

The compromis de vente sets the price, the conditions precedent and the completion date. From the day after it is notified to you, you have ten days to withdraw without giving any reason.

  4. Sign the deed at the notary

Allow around three months between the preliminary contract and the final deed, the time needed to secure your loan and for the notary to gather the documents. You receive the keys on the day of signing.

Frequently asked questions about buying around Montpellier

In which towns does Alpaca Immobilier sell property?

We sell in Montpellier and in the towns within about twenty minutes of the city: the Metropole, the northern villages up to the Pic Saint-Loup, the east towards Lunel-Viel and the coast from Pérols to Palavas-les-Flots. Our agency is based north of Montpellier, but our work is not limited to that area.

How much should I budget for notary fees?

For an existing property, allow roughly 7 to 8 % of the purchase price; for a new build, more like 2 to 3 %. Most of this amount is taxes paid to the State and the département. Each property page includes a calculator that estimates them from the listed price.

What does the energy rating (DPE) mean for a buyer?

The DPE rates a home's energy use from A to G. It affects your bills and, if you plan to let the property, whether you can: since 2025, a home rated G can no longer be let under a new lease. For a house rated E, F or G, the seller must also provide an energy audit with costed renovation scenarios.

How long between an accepted offer and getting the keys?

About three months in most cases. The preliminary contract is signed in the weeks after the offer, the ten-day withdrawal period follows, then the period set aside to obtain your loan, often 45 to 60 days. The final deed and the handover of keys come once financing is approved.
