Pérols is one of the municipalities in the Montpellier metropolitan area that has evolved the most in recent years. Ten minutes from Montpellier's city center by tram, a quarter of an hour from the airport and just three kilometers from the beaches of Carnon, Pérols occupies a rare position: city, village and coast, within tram reach. The town center has been redesigned for pedestrians, with facades restored in ochre, yellow and pastel blue typical of Languedoc, squares and fountains restored, and flower boxes installed throughout the village passage. The result creates a well-maintained, vibrant and photogenic center, far removed from the anonymous suburban town center.

A preserved village-scale property, maximum R+3

What strikes you about Pérols is the restraint in building scale. Buildings rarely exceed R+3. Wrought iron balconies, colored shutters, balusters and cornices reflect an authentic Mediterranean architecture. Small residential buildings in pastel shades sit alongside restored adjoining village houses and a few more recent constructions on the outskirts. This moderation in building height, combined with the renovation of public spaces, gives Pérols a very clear Provençal character that few municipalities in the metropolitan area preserve as distinctly.

Tram line 3 and coastline three kilometers away

Line 3 of the Montpellier tramway has its terminus at Pérols Centre, in the heart of the village. In ten to twelve minutes, you reach Place de France or the Antigones district; in twenty minutes to Place de la Comédie. For active workers in the metropolitan area, this is a rare quality of service that allows for a car-free daily life if desired. The ring road and the A9 complete road accessibility, and Montpellier-Méditerranée airport is a quarter of an hour away. At the other end of the village, Carnon beaches are three kilometers away: cycle paths, summer shuttles, and direct access to Lake l'Or.

Town Hall Square, Saint-Sixte Church and Fountains

The heart of Pérols is best discovered on foot. The Town Hall square, decorated with flowering planters in front of the beflagged municipal building, is the first landmark. A few steps further, the Saint-Sixte church and its water fountain form one of the most beautiful ensembles in the village, with its checkerboard tiling on the ground and its bell tower dominating the perspective. The narrow streets that branch out from these two squares lead to interior courtyards, vaulted passages, and facades in renovated pastel tones. Benches, period lampposts, and trimmed trees complete the layout.

A true density of typical small shops

Pérols is meant to be experienced, not just passed through. The town center brings together a renowned butcher-delicatessen, a caterer, greengrocers, wine merchants, several bakeries, florists, restaurants and neighborhood bars. The Sunday morning market in Town Hall Square attracts residents and neighboring municipalities with its local producers. For larger shopping needs, the Fenouillet commercial area and the Ode area (just a few minutes by tram) cover the essentials.

The renovation of the town center — pastel facades, squares, fountains, planters — has transformed a through-town into a village where one truly wants to stop. We particularly appreciate the contrast between the building scale (maximum 3 stories, wrought iron balconies) and the quality of the amenities: tramway in the heart of the village, beaches three kilometers away, airport a quarter hour away. For a buyer hesitating between central Montpellier and the coast, Pérols offers a remarkable compromise. Go there on a Sunday morning, market and café on the Town Hall square: everything is said in an hour.
